Do I Need a real estate agent to sell my house?

No, but much like with buying a house, having a real estate agent is a very good idea. A real estate professional such as myself can save you time, help you get the best price for your home, and reach the most potential buyers.

If I sell the house I bought last year, will I recoup what I spent on it?

This depends on whether you have made improvements to the property, the local real estate market, and more.

In many cases, if you sell very early on, you won’t make back what you spent on the property once you factor in the various other costs involved in buying and selling.

Should I have a “For Sale” sign placed on my lawn?

You aren’t required to do this, but a “For Sale” sign on your lawn is a great way to increase awareness of the property you’re selling and capture the interest of more potential buyers. This could also help get the attention of those who might not be in the market themselves, but who could tell others they know about the house that’s for sale. A sign also gives an interested person a direct way to act on it by giving them the contact information of the person to get in touch with for more information.

What costs are involved in selling a home?

There can be a number of different costs involved, including commission, legal fees, mortgage penalties, home improvements, staging and preparation costs, and more. Many of these vary depending on the individual circumstances of the property and the sale.

Is It worth it to stage my home?

This can depend on the circumstances – while there is a lot of information to suggest that staging a home contributes to a higher sale price, the process can cost hundreds of dollars or more. You should consult with a real estate professional on whether or not it would be worth it for your home.

Should I have an open house?

Public Open houses can provide a great opportunity to let a number of interested buyers see the property, and your real estate agent can manage the situation and start working with potential buyers right away. They can be somewhat invasive since anyone can come look at the property, but if planned properly, it can have a positive impact on the number of buyers who are interested in a home.

Do I need to market my home?

Should I sell before buying?

This depends on your circumstances – consult with your real estate agent about the market to try and determine if the house you are selling is going to move quickly (in which case you may want to buy first), or if selling will take longer (in which case you should consider selling first).

This strategy can result in a higher selling price if you can attract multiple interested buyers, but can also be risky. Consult with your real estate agent to discuss any pricing strategies.

Why isn’t my home selling?
